Job Description

Career Strategies Inc. seeks an Affordable Housing Compliance Specialist with experience assisting Low Income Housing applicants for a Jacksonville apartment community. Rate of Pay: $14-17 (Depending on Experience) Responsibilities: Monitor, implement, coordinate, and conduct compliance audits to ensure resident files meet regulations (Tax Credit, HUD, Fair Housing, CRA, RHCP, MHP, CalHFA, MHSA, BOND, local, and others). Assist with Fair Housing, Section 42 Tax Credit, and HUD Section 8 Program compliance. Process LIHTC applications and documentation. Respond to internet leads, schedule appointments, conduct property tours, and promote community features. Maintain thorough knowledge of property features and provide information to prospective residents. Prepare lease-related paperwork accurately and thoroughly. Stay informed about changes in affordable housing regulations. Greet visitors, monitor traffic, qualify prospects, process applications, and handle lease agreements and renewals. Identify income reporting discrepancies and adjust rents accordingly. Maintain and audit HUD files, verify applications, and communicate approval or denial. Ensure compliance with HUD program requirements, income limits, utility allowances, and rent updates. Determine eligibility for assistance based on program guidelines. Train colleagues on program compliance. This list is not exhaustive of all duties associated with this role. Candidate Requirements: Experience with LIHTC (Low-Income Housing Tax Credit) / Section 42 and Section 8 documentation. Knowledge of affordable housing laws, fair housing laws, and health and safety issues. Professional appearance and ethical conduct. Ability to work flexible hours, including weekends and emergencies. Tax Credit certification (preferred). Knowledge of multi-family residences, property management, leasing, and rental processes. Experience with property management software such as YARDI, MRI, ONESITE, POP CARD, or YIELDSTAR. #J-18808-Ljbffr CSI Property Management
